Am I eligible for a property loan and how much can I loan?

The easiest way is to contact us for a non-obligatory, free desktop loan assessment to have a better idea of your financial ability for a property loan.

What is the difference between a mortgage broker and a bank?

As mortgage broker, we have a panel of major banks we partner from which we are able to compare the loan rates and packages and provide unbias recommendation on which suits your needs. Unlike a bank, which is only able to provide their own bank’s mortgage rates and packages, we provide you with more choices and options.

Do I have to get Mortgage Insurance for my property?

It is optional to have Mortgage Insurance however the premiums are reasonably price relative to the amount of coverage you are assured. It is wise and vital to have this protection for your loved ones against huge property repayment should anything happen to you.

Is fixed or floating interest better?

It depends on the current interest rate environment and where interest rate may potentially head to in the near future. When interest rates are low, one might consider a fixed rate package to lock in the low rates. When interest rates are considerably high and have indication of declining, a floating rate may be more suitable to ride the interest rate wave down.

How long does the loan approval process typically take?

For residential property loans, the approval process typically takes 2 to 3 weeks. For commercial/industrial property loans, the approval process may take 3 to 6 weeks. There are many factors which may affect the approval duration such as completeness of required documents, number of borrowers, complexity of borrowers’ credit facilities etc.

Can I still get a property loan if I have a bad credit score/unemployed/old-aged?

We have helped clients with bad credit score/ unemployed/ old-aged etc obtain property loans. There are special circumstances where one may still qualify so it is best to speak to us.

Is it possible for me to obtain higher loan quantum?

There are ways to help our clients obtain a higher loan quantum. We can only advice so after having a discussion with yourself to better understand your financial standing, property and circumstantial needs.

Do I still need to refinance if I intend to sell my property?

There are times where it still make financial sense for one to refinance even when there is an intention to sell the property. It depends on your holding period, penalty waiver etc.  It is best to speak to us so we can understand your situation better.

Can I refinance my mortgage and when is a good time to do so?

An appropriate time to review refinancing your property loan is approximately 3 months before your lock-in period ends.

Are there any charges for using your services?
